Concord Street, Replacement of Communal Fire Doors

What we did?


RWB Fire Door Solutions were appointed by the management company to undertake a detailed fire door survey following a Fire Risk Assessment identifying some deficiencies with the communal doors to the fire exits on the stairs and riser cupboards. 


Following the fire door survey, RWB prepared costing schedules for both the remedial works and also a cost for the replacement of the door sets with a BM Trada Q marked door from a local supplier. Given the cost of the repairs, the age of the doors it was considered to be inefficient to repair, instead the management company opted for a replacement program for the fire doors leading onto the stairwells.   


The fire doors were procured from a reputable BM Trada accredited manufacturer, the doors were pre-primed and fully assembled with ironmongery specification and supply coming directly from the door manufacturer. 


An inherent problem with this building is the falls on the floor, which could directly impact the certification of the fire door installation as threshold tolerances would not be met on installation. For our team of operatives this isn’t an issue, as well as being skilled fire door installers our general build and joinery knowledge, means that we have the capabilities in house to screed the floors to the appropriate heights, ensuring the fire doors are fully compliant upon installation. 


These FD30s were all installed with integral drop seals ensuring that the door gaps at the threshold were well within tolerance.


RWB Fire Door Solutions will continue with the long term maintenance and surveying of these fire doors, assisting the management company in meeting the necessary regulations.
